Job vacancy Asset Management Manager (chinese Speaker Or Taiwanese Citizen)

PRINCIPAL ACCOUNTABILITIES:

• Planning and executing strategies for acquiring, selling, renting, and managing real estate properties
• Analyzing and conduct thorough market research to understand current market trends, rental rates, tenant preferences and competitive properties
• Maintain positive relationships with landlords, and addressing their concerns promptly
• Provide regular reports to owners, keeping them informed on market updates, advising on rental trends, tenant preferences, and potential lease adjustments
• Ensure that all the landlords under Asset Management Service have registered account in the unit management system
• Negotiate lease terms on behalf of the landlord, securing favorable conditions and protecting the landlord’s interests. Draft comprehensive lease agreements that adhere to legal requirements and safeguard the property (Japanese required)
• Monitor the property’s condition, maintenance, and performance, tracking vacancy rates, tenant satisfaction, financial metrics and maximize the efficiency. Provide regular reports to landlords, keeping them informed about the property’s status and market conditions (Japanese required)
• Coordinating and collaborating with internal and external stakeholders
• Providing team management, leadership, and guidance to a team of asset management professionals, including training, performance evaluation, and goal setting.
• Reporting to the line manager
• Other tasks assigned

KPI:
1. To achieve 60% occupancy for units under asset management by February 2024.
2. To achieve 80/100 of satisfactions from owners who use asset management services through 6-month survey.
3. To 70% retention tenants (renew lease agreement) for asset management units
4. To find relate courses, become certified or get credentials as the certified asset management specialist

JOB KNOWLEDGE/COMPENTENCY:

• Able to converse, read, write, and create emails in Chinese and English
• Experience in the real estate industry such as sales, rental, rental management, etc.
• Experience in team management
• MS Office familiarity

Salary
